Even with all the professional help you need, at the end of the day, nothing beats doing your own research too.

You need to feel comfortable talking with the experts you hire about what you are planning. And you need to understand the basics of what you are entering into.

This doesn't need to be hard work.

A good rule of thumb when you are researching : if the person / company offering advice will benefit in some way from giving it, you should not just accept the information as correct.

Sure, we understand that it can still be genuine advice - but it still pays to remain aware. Even good information and advice may not be the right answer for you. An easy way to verify information is to find 3 or more sources, and simply compare notes.

WHAT IS A MORTGAGE?

A home buyer can borrow money to purchase a property.

• Home finance is commonly known as a mortgage, although its correct name is "mortgage loan".
• The loan is secured against the property by the lender.
• The amount you have borrowed is known as the principal, which you will have to repay.
• You will also be charged interest on the loan, which you will also have to pay.

HOME LOAN INTEREST RATES

The interest you will pay on your mortgage loan is agreed as part of your contract with the lender.

There is generally the choice of a fixed or floating interest rate.

Home Loan Interest Rates vary and the rate you pay will depend on a number of factors:
• WHAT IS AVAILABLE when you take the loan: each lender will have a range of options available
• HOW LONG you fix the loan for: you can usually choose how long you want to have your loan on a fixed interest rate
• WHAT THE LOAN IS FOR: residential property generally has a lower interest rate than commercial property
• YOUR FINANCIAL POSITION: if your finances or credit history are not ideal you may still get a mortgage but at a higher interest rate
• HOW MUCH EQUITY you have in the property: if you want to borrow a large % of the purchase price, you may pay a higher interest rate

Finding the lowest mortgage rates available and current mortgage rates at the time you are getting your loan organised is key to the ongoing cost of having the mortgage.

Again, this is where having a good broker can save you time and money. They should have excellent access to the most up to date information, plus countrywide mortgage options.

There are some great mortgage loan calculators online.

I regularly use one from the National Bank of New Zealand as I find it gives me a few choices, and it is fast and easy.

There is also some good information and a mortgage payment calculator at Sorted.org.nz.

Just keep in mind that there may be fees and other costs associated with your mortgage that may not have been confirmed yet. These can vary greatly with each lender; depending on how much you borrow; and your credit history.
